Where it works best

Good timing helps. Fake urgency doesn’t.

Old leads respond better when there’s a real reason to hear from you. For mortgage lenders and brokers, these are the ones worth using, and only when they’re true for that person.

  • When rates move

    When rates move meaningfully, borrowers who were waiting want to know whether it changes anything. The AI never quotes a rate; it asks if they’d like a fresh look with a loan officer.

  • Late winter and spring

    Many buyers restart their search in the spring. A pre-approval from last year needs updating anyway.

  • Before a lease ends

    If a renter told you their lease month, a few months before it is the natural time to restart.

Can an AI talk to borrowers about loans?

Ours doesn’t. It never quotes rates, terms or payments, never discusses whether someone qualifies, and never takes application details. It checks whether they’re still interested and books them with a licensed loan officer. Taking applications and offering or negotiating terms is licensed loan originator work under the SAFE Act.

Do texts and emails need our NMLS number?

Often, yes. Many states require your company’s NMLS ID, and sometimes the loan officer’s, on advertising, which can include marketing texts and emails. We use whatever disclosures your compliance team specifies.

Which leads in a mortgage CRM tend to come back?

Pre-approved buyers who never found a house, and applications that stalled on paperwork. Both already did the hard part. Rate shoppers who never applied are colder, though some return when rates move.

Should past clients be included for refinance?

They can be, as their own group with their own script. The AI never tells anyone they should refinance or what they’d save. It asks whether they’d like a review and books it.
